Uncertain refuge
This article reports on the lives of the remaining rent-controlled (regulated) tenants in England’s private rental sector. Although small in number, this group is central to discussions on housing precarity, as they benefit from secure tenancies and limits on the rent they pay. The article considers what it means to have security in a private rental sector that is more broadly characterised by pervasive insecurity, high costs and poor conditions.…
A gentrification stage‐model for London? Through the ‘looking Glass ’ of Kensington
Despite the term ‘gentrification’ being coined in London by the British sociologist Ruth Glass, there has not been an attempt to develop a stage model of gentrification for London, nor any up‐to‐date discussion of the different waves of gentrification there in one academic paper or book. Research on urban gentrification tends to see gentrification as an evolving wave, or set of waves, that change in relation to context and the dynamics of urban c…
One Kensington Gardens
One Kensington Gardens is a large nine‐storey luxury apartment building on High Street Kensington. Rarely are there any lights on. The building exemplifies the many buy‐to‐leave homes in Kensington and Chelsea, the richest local authority in the UK. Looking at these homes from the perspective of residents and councillors who live and work in the borough, I explore how buy‐to‐leave housing hollows out community, increases the cost of living, sanit…
Communal interaction and creativity as revolution
This paper will chart the multiple ways that regulated tenants in my family home of Webb Place, a tenement building in Kensington, London, experience gentrification-induced displacement. I then discuss how community and creativity play a part in their resistance and survival. Landlords and property management companies have subjected regulated tenants, in this specific context, to a long process of ‘slow violence’ and displacement that has includ…
The Real Faces of the Royal Borough
The paper introduces the exhibition, The Real Faces of the Royal Borough. This touring exhibition combines digital portraiture by artist Nevada Lynn and research on gentrification and displacement by urban geographer Sharda Rozena. By focusing on the individual lives and experiences of twelve residents from Kensington and Chelsea, we highlight the everyday impact of gentrification in this London borough, including displacement, transient communit…
The everyday lived experiences of Airbnbification in London
This paper examines the impact of Airbnb on the everyday lived experiences of residents in London. We focus on three spatial scales – the city, neighbourhood, and an individual building. Short-term rental platforms such as Airbnb have transformed socio-cultural urban landscapes by turning homes into informal hotels. We argue that many of the consequences of Airbnb echo and support those of gentrification; this includes indirect displacement, buy-…
Displacement on the Lancaster West Estate in London before, during, and after the Grenfell fire
This paper draws on ethnographic biographies to reveal the multiple experiences of displacement among three residents on the Lancaster West Estate in London. It is a longitudinal study of before, during, and after the Grenfell Tower fire on 14 June 2017. Drawing on in-depth, individual ethnographic biographies, I respond to gentrification scholars’ calls for more qualitative methodological approaches to studying the experiences of the displaced. …
