  • Office Decentralization and Functional Obsolescence After Covid-19

    Open Access•Ervi Liusman, Kwong Wing Chau•ARTICLE•Urban Science•2026•References: 8

The COVID-19 pandemic, particularly during its declared Public Health Emergency of International Concern (PHEIC) period, has flattened the bid-rent curve and increased the rate of functional obsolescence of older office buildings. A critical question remains as to whether these trends have persisted or moderated following the official end of the PHEIC in May 2023. This study investigates the trajectory of office market dynamics in Hong Kong durin…

  • Investors matter when prices are dispersed

Open Access•Ziqing Yuan, Kwong Wing Chau et al.•ARTICLE•Humanities and Social Sciences…•2025

Housing price dispersion highlights the individual differences in capital gains by capturing the varying prices among comparable properties. We examine the impact of investors’ activities on housing price dispersion within the Hong Kong private housing market, based on micro-level transactions. Our results indicate that investors’ activities can significantly lower price dispersion in housing markets, even after accounting for trading volumes. Th…

  • Coase’s ‘The Lighthouse in Economics’ revisited

Lawrence W C Lai, Kwong Wing Chau et al.•ARTICLE•Town Planning Review•2025

This interdisciplinary article follows up on a discussion of the lighthouse as a public good in terms of planning in this journal by elucidating the neo-institutional economic proposition that views of building facades along streets are common property and are public goods in the sense that their consumption is mutually non-exclusive. Hence, planning interventions are justified from an economic point of view to ensure the adequate supply of this …

  • Housing supply elasticity and government-owned land

Open Access•Ren Ren, Siu Kei Wong et al.•ARTICLE•Journal of Economic Geography•2025•References: 5

Housing supply elasticity is known to be related to three types of development constraints: topography, regulations, and scarcity of undeveloped land. This article shows that land ownership can also explain the spatial heterogeneity in supply elasticity if development costs differ between private and public land. Using data from Hong Kong (2003–2018), where government-owned land is common and has development advantages, this article confirms that…

  • Sustainable Development as A Win–Win Development

Open Access•Kwong Wing Chau, Derek Da Huo et al.•ARTICLE•Sustainable Development•2025•Cited by: 2•References: 7

This empirical study of the value‐enhancing effects of a new innovative hub for art, culture, and heritage experiences (arts hub) reusing the heritage buildings of an old prison, an ex‐police station cum detention centre called “Tai Kwun” (Big Station), on neighboring residential properties, treats sustainable development as a developmental process to achieve a “win–win” production of two originally mutually exclusive environmental goods by trans…

  • Innovative planning for sustainable development

    Open Access•Lawrence W C Lai, Frank T Lorne et al.•ARTICLE•Land Use Policy•2025•Cited by: 3•References: 43

Predicated on the theoretical foundations of Coasian and Schumpeterian economics, this analytical work adopts a broad view of planning as resource management. It involves the zoning of land or sea with an aim to contribute to sustainability by justifying a micro policy model of sustainable development, unambiguously defined as win-win development via technological and institutional innovations. The paper positions a micro model within the literat…

  • Daily water-level forecasting for multiple polish lakes using multiple data-driven models

    Open Access•Senlin Zhu, Qingfeng Ji et al.•ARTICLE•Geographical Journal•2023•References: 57

Water level in lakes fluctuates frequently due to the impact of natural and anthropogenic forcing. Frequent fluctuations of water level will impact lake ecosystems, and it is thus of great significance to have a good knowledge of water-level dynamics in lakes. However, forecasting daily water-level fluctuation in lake systems remains a tough task due to its non-linearity and complexity. In this study, two deep data-driven models, including gated …

  • An empirical study of contractual informality and governance of sub-divided units in Hong Kong

Ka Man Leung, Lennon Hung Tat Choy et al.•ARTICLE•Journal of Asian Public Policy•2022•Cited by: 1•References: 7

This paper examines the effects of tenure security and governance of informal housing. Renters often face inadequate living environments and overpay utility charges. Meanwhile, variations in tenure security and living conditions constitute different costs involved in enforcing tenure and governance. Utility surcharge is expected to be affected by contractual formality and landlords’ governance strength with respect to potential hygienic problem a…

This is an empirical study on the pricing of two vertical property attributes: floor level and building height. Floor level is the vertical location of a unit in a multi-storey building; the extra price paid for a higher floor level is labelled a floor-level premium. Previous hedonic price studies unequivocally showed that the floor-level premium is positive, but they were silent on whether its magnitude varies with floor levels and with building…

By two adaptive reuse heritage case studies with respective hedonic pricing analysis on their adjacent property prices, this paper presents the results of how residential property prices have …
