An empirical approach to urban land monopoly
In this paper, we focus on the role and economic effect of land ownership and land monopoly in emerging urban environments. Land monopoly in conventional economics is a theoretical ‘impossibility’ which, nonetheless, allows for a spatial empirical approach. We design a spatial land monopoly test of our own, understood as a pricing strategy where land prices can be ‘over and above’ those determined by city-wide location, urban regulation and exter…

Lizieri C. and Pain K. International office investment in global cities: the production of financial space and systemic risk, Regional Studies . The paper explores the relationships between UK commercial real estate and regional economic development as a foundation for the analysis of the role of real estate investment in local economic development. Rental Values in UK Shopping Malls
This paper employs a unique dataset to analyse the retail rental levels of 1108 retail tenants in 148 UK regional shopping malls. The dataset integrates information regarding the characteristics of the shopping centre, the individual retailer, the brand, the individual unit occupied, the tenancy term and the regional location of the centre. Econometric analysis suggests that retail rents behave largely as predicted by theory although there are pa…
Occupier Requirements in Commercial Real Estate Markets
Changes in the business environment associated with globalisation, innovation in information and communications technologies and the drive towards more flexible production systems should be reflected in changes in occupational requirements for property. Although much research assumes that property, as a derived demand, will simply be supplied in response to changed demand, in practice, the institutional structure of the market can act as a constr…
Ownership, Occupation and Risk
Office returns in the City of London are more volatile than in other UK markets. This volatility may reflect fluctuations in capital flows associated with changing patterns of ownership and the growing linkage between real estate and financial markets in the City. Using current and historical data, patterns of ownership in the City are investigated. They reveal that overseas ownership has grown markedly since 1985, that owners are predominantly F…
Homogeneous Commercial Property Market Groupings and Portfolio Construction in the United Kingdom
Property portfolios are traditionally constructed by diversifying across geographical areas, property types, or a combination of both. In the United Kingdom it is normal practice to use regions rather than towns or local market areas as the geographical divisions. The authors use cluster analysis to construct homogeneous groups from 157 UK local markets, by means of commercial property returns. The results show strong property-type dimensions and…
