This research explores the relationship between commercial desertification and the shift in use of commercial premises to residential, within the broader context of retail and housing crises. Using a qualitative approach—including in-depth interviews with actors from the real estate and commercial sectors, and surveys of commercial hubs—it identifies an emerging but fragmented governance. This governance is shifting from protecting local commerce…

  • Towards a Retailess City? A Comparative Analysis of the Retail Desertification between a Global and a Local Commercial Strips in Barcelona

Open Access•Lluís Frago, Alejandro Morcuende González et al.•ARTICLE•Urban Science•2024•References: 6

The relationships between the circuits of the urban economy and retail desertification are analysed based on two retail strips in Barcelona: Passeig de Gràcia, a central hub with global reach, and the Sants-Creu Coberta strip, which responds to the demand for consumption on a local, everyday scale. The hypothesis is that the relationships between these circuits and retail desertification behave differently depending on their relative position in …

  • Urban Planning Paradoxes and Sociospatial Fragmentation: The Superblock Barcelona Case (2016–2023)

Open Access•Lluís Frago, Alejandro Morcuende González et al.•ARTICLE•International Journal of Urban…•2024•References: 7

Barcelona is an interesting living laboratory for studying the role of the local scale in urban planning. Since the early stages of what is known as the Barcelona Model (1979–1994), analysis of Barcelona's urban planning based on the creation of public spaces at a local scale has become a priority. More recently, micro‐scale urban planning has become dominant in addressing global challenges such as climate change within the framework of the New U…

  • Interpreting Sociospatial Fragmentation, Differential Urbanization and Everyday Life: A Critique for the Latin American Debate

    Open Access•Alejandro Morcuende González•ARTICLE•GEOgraphia•2020•Cited by: 1•References: 2

Similar to many concepts in Social Sciences, the concept of sociospatial fragmentation has been often misused, at times leading to significant confusion. In view of that, this article aims to critically review this concept in Latin America. It brings into discussion that, from a critical perspective and compared with differential urbanization and everyday life, the concept of sociospatial fragmentation contributes to explaining the current relati…

  • Barcelona’s New Chinatown: Chinese Strategies in the Housing Market in Barcelona and Globalization

    Open Access•Sergi Martínez-Rigol, Lluís Frago et al.•ARTICLE•Urban Science•2017•Cited by: 2•References: 3

Globalization of the urban real estate market, which was originally local, has generated new capital flows worldwide that have reinforced the secondary circuit. Barcelona has not been immune to this process, at least since Spain’s integration into the European Union in 1986. Many legal changes in foreign investment regulations have been introduced in Spain, especially in the housing market. The latest major investments in real estate have been ma…
