  • UnfAirbnb! The Effect of Short-Term Letting on Electoral Behaviour

    Open Access•Toni Rodon, Josep Maria Raya et al.•ARTICLE•Political Studies•2025•Cited by: 1•References: 52

Over the last few years, short-term lets or home sharing have radically changed the dynamics of mass tourism and triggered disruptive consequences for civic, social and economic life. While lucrative for some, it has also impacted the character of different urban areas, creating significant changes to the local economy and often triggering citizens’ discontent. While previous works have focused on the economic and urban effects of short-term lett…

  • The effect of Covid-19 on the peer-to-peer rental market

Open Access•Cassandra L Hesse, Josep Maria Raya et al.•ARTICLE•Tourism Economics•2022

Based on fine-grained data on short-term accommodations for the city of Barcelona, we review the uneven impact of the pandemic on the short-term market, differentiating the supply by type of accommodation: single room versus entire flat/house, and type of host: professionalized versus non-professionalized. Using a fixed effects approach at property level, we estimate an average decrease in prices of 11.3% in entire flat/house and 4.7% in single r…

  • The importance of administrative data in the evaluation of the incidence of social housing allowance programmes

Open Access•Josep Maria Raya, Jose Torres-Pruñonosa•ARTICLE•Evaluation and Program Planning•2022

The aim of this work is to assess the rental assistance programme that was implemented by the Catalan regional government in the 2010s using administrative data provided by the Catalonia Housing Agency to analyse whether it achieved its aims to enhance the design of similar programmes. Linear probability models to explain the probability of receiving the grant were estimated and some significant variables were identified: age; rent price; experti…

  • How on Earth Did Spanish Banking Sell the Housing Stock

    Open Access•Jose Torres-Pruñonosa, Pablo García-Estévez et al.•ARTICLE•SAGE Open•2022

The accumulation of properties by Spanish banks during the crisis of the first decade of the 21st century has definitely changed the housing market. An optimal house price valuation is useful to determine the bank’s actual financial situation. Furthermore, properties valued according to the market can be sold in a shorter span of time and at a better price. Using a sample of 24,781 properties and a simulation exercise, we aim to identify the deci…

  • A comparison of banks and real estate intermediaries as house sellers

Open Access•José García Montalvo, Josep Maria Raya•ARTICLE•Journal of Housing and the Built…•2022•References: 2

The foreclosure crisis associated with the banking crisis transformed banks in the hardest-hit countries into real estate brokers. The main novelty of this paper is to study banks as sellers of their own foreclosed properties and compare banks’ sales outcomes with those of traditional agents in the real estate market. We compare the list price, selling price, time on market and price discount of traditional real estate companies (TRECs) and bank-…

  • Does Juan Carlos or Nelson Obtain a Larger Price Cut in the Spanish Housing Market

Open Access•Josep Maria Raya, Catia Nicodemo et al.•ARTICLE•Urban Affairs Review•2018•References: 8

Using a unique dataset and a nonparametric decomposition, we determine whether immigrants with native names, immigrants with foreign names, and natives have different outcomes in Spain’s housing market. Results suggest that immigrants with native names achieve greater discounts relative to immigrants with non-Spanish names. As a robustness check, we prove that this is not due to the country of birth. We observe that most of the difference in pric…

Tenure choice is closely bound to other vital individual decisions of great importance not only for the individual but also for the country in which he or she resides. The present paper includes a comparison of the different approaches that have been used in the economic literature in the analysis of the individual’s housing tenure choice. The aim of this study is to analyze the factors determining the length of stay of participants at the venue for the event, Internation…

  • Local Public Expenditures and Housing Prices

    Open Access•Jaume García Villar, Jaume Garcia et al.•ARTICLE•Urban Studies•2010•Cited by: 6•References: 22

This paper estimates a hedonic price model which makes it possible to determine how the price of a unit varies with the set of attributes it possesses, in the Spanish housing market. Concretely, and by means of capitalisation, hedonic price models can be used as an instrument to capture how local public expenditures influence housing prices and, by extension, how homeowners can indirectly receive benefit from local public investment. Using indivi…
