  • Climate change and its impact on home insurance uptake in Australia

Open Access•Daniel Melser, Trinh Hue Le et al.•ARTICLE•Ecological Economics•2024

  • Selection Bias in Housing Price Indexes

    Open Access•Daniel Melser•ARTICLE•Oxford Bulletin of Economics and…•2023

The widely used repeat sales method for constructing house price indexes only uses data for properties that sell twice or more. This makes it susceptible to selection bias as price movements for these properties may not be representative of those for the stock of homes. We outline a novel approach to modelling repeat sales, which allows for a home's characteristics to influence its price movement. This allows us to impute price changes for the st…

  • The housing market reaction to the combustible cladding crisis

    Open Access•Daniel Melser•ARTICLE•Urban Studies•2023•Cited by: 3•References: 22

The risks of combustible cladding were most catastrophically illustrated by the Grenfell Tower fire in London in mid-2017 which killed 72 people. Prior to this, in late 2014, the Lacrosse Tower fire in Melbourne, Australia, provided a prescient illustration of the risks of combustible cladding. This study examines the effect on Melbourne prices, rents and transactions of these fires from 2005 to mid-2019. The dynamics of prices and rents provide …

  • Scanner Data Price Indexes

Daniel Melser•ARTICLE•Journal of Business and Economic…•2018

Scanner data are increasingly being used in the calculation of price indexes such as the CPI. The preeminent approach is the RYGEKS method (Ivancic, Diewert and Fox 2011 Ivancic, L., Diewert, W.E., and Fox, K.J. (2011), “Scanner Data, Time Aggregation and the Construction of Price Indexes,” Journal of Econometrics, 161, 24–35.[Crossref], [Web of Science ®] , [Google Scholar]). This uses multilateral methods to construct price parities across a ro…

  • The Hedonic Regression Time-Dummy Method and the Monotonicity Axioms

Daniel Melser•ARTICLE•Journal of Business and Economic…•2005

This article demonstrates that the well-known and much applied hedonic regression time-dummy method, used to construct quality-adjusted price indexes, fails the monotonicity axioms from index theory. The article outlines the hedonic time-dummy method and defines the monotonicity axioms in this context. A simple numerical example is used to illustrate the failure of monotonicity. The reasons for this failure are identified and discussed. The frequ…
