The effect of short‐term rentals on local consumption amenities
This paper examines the impact of the arrival of Airbnb on local consumption amenities in Madrid. We exploit the exogenous variation created by the timing and uneven distribution of Airbnb listings in the city to determine the impact on food and beverage establishments. Using an instrumental variable strategy, we find positive local effects on both the number of restaurants and their employees: an increase of 14 Airbnb rooms in a given census tra…
When local business faded away
This paper investigates the unequal effect of Airbnb on the spatial organisation of economic activity in Madrid, Spain. Using establishment-level data from Madrid City Council and consumer-facing information from this short-term rental company, we find that Airbnb reshapes the urban space by encouraging tourist-oriented businesses, defined as businesses where tourists spend more than locals, at the expense of businesses primarily oriented to loca…
Covid-19, social distancing and guests' preferences
This paper investigates how guests' preferences in peer-to-peer (P2P) accommodations changed during the COVID-19 summer season. Specifically, we test the importance of attributes that better allow for preserving the social distancing. To this end, we adopt a semi-parametric hedonic pricing model. We take the city of Madrid as a compelling case study of an important tourist destination severely hit by the crisis. We show that guests' marginal will…
Are workers' commutes sensitive to changes in the labour market situation
The present paper analyses the temporary stability of commuting to workplace functions in the face of changes in workers' and firms' characteristics and the local labour market conditions. To do this, we estimate commuting functions by incorporating four types of determinants: the characteristics of the workers, the jobs (or hiring firms), and the municipalities where the workers reside and work, including the unemployment rates to account for di…
Does hotel management matter to overcoming the Covid-19 crisis? The Spanish case
This paper analyses the influence that the initial actions and strategies pursued by hotel managers have on the recovery of occupancy after a crisis such as the COVID-19 pandemic. To do this, a specific survey is carried out on managers of Spanish hotels. The main findings show that labour actions, especially plans for temporary employment regulations, innovation and differentiation strategies, reorientation to closer markets and obtaining inform…
