This is the fourth Active Healthy Kids (AHK) Wales Report Card. The 2021 card produced grades on children and young people's physical activity (PA) using pre-COVID-19 data that were not used in previous versions. The Impact of Park Views on Property Values
Twenty-seven empirical studies were identified that empirically estimated the impact on property values of views of open space. The review differentiated between street level and high-rise building views. Among the 17 street-level view studies, only five found substantial premiums which ranged from 4.9% to 9.29%, while four others reported either a small increase in value or mixed results. Five studies reported low-elevation views had no impact. …

Impact on property values of distance to parks and open spaces: An update of U.S. studies in the new millennium
The review of 33 studies generally confirmed findings from a 2001 review: House values rose as proximity to a park increased; properties immediately adjacent to a park sometimes had a lower premium than dwellings a block or two away from it; larger parks had higher premiums, and their influence extended over a longer distance; and substantially greater premiums accrued from passive than from active parks.
