Epistemic engulfment by proptech and finance in Canadian housing
This article introduces the concept of epistemic engulfment to describe the growing dominance of financial and technological actors in the production and control of housing knowledge in Canada. Through an analysis of property technology (proptech) and financialization in rental housing, I demonstrate how the accumulation, privatization, and gatekeeping of housing data by private actors erode tenants’ capacity to understand, access, or contest kno…
Housing versus home sharing: The causal impact of short-term rental regulation on residential rents
What is the relationship between short-term rental (STR) activity, STR regulations and residential rents? Using the staggered introduction of principal-residence restrictions in Canadian urban areas, we estimate the causal impact of STRs on rents in a time-varying difference-in-differences model. We find that principal-residence regulations that reduce STR activity cause rents to decline in subsequent years, demonstrating that STR activity increa…
Financialization, housing rents and affordability in Toronto
This article examines the links between financialization, rent increases and spatial inequality in Toronto, Canada. By drawing on qualitative data from the grey literature, corporate records and real estate events, we first find that financial landlords (REITs, REOCs, asset managers, private equity and institutions) attest to rent price increases as a strategy core to their financial structure, leading to a systematic undermining of affordability…
High Rises and Housing Stress: A Spatial Big Data Analysis of Rental Housing Financialization
Problem, research strategy, and findings The financialization of housing is a rapidly growing concern for planning researchers and policymakers, but the opacity of property ownership in most cities has hampered efforts to rigorously measure the phenomenon. Here we introduce a new approach based on big data methods. By combining web scraping of property assessment, business registry, and rental advertisement data, we reliably identified the networ…

Since the 1970s, the Philippines has experienced a proliferation of discourses on the integration of women in development. At the same time, the administrative machinery for this integration has appeared: a Women's Commission, a host of socio-economic projects, etc. Has all this new interest in women benefited them? Based on a study of DIWATA, a CIDA funded project, this article analyzes how the production of discourses on women and development h…
