  • Price and rental differentials in gated versus non-gated communities

    Kenneth W Soyeh, Paul K Asabere et al.•ARTICLE•Housing Studies•2021•Citada por: 1•Referências: 32

Gated communities have become part of a global lifestyle for most residents. The study extends the literature on this global phenomenon by investigating the impact of gated developments on property values and rents using Accra, Ghana, as our study area. Applying a propensity-score matching technique to 2620 housing transactions and 811 rental units, our results reveal that houses in gated communities sell at 42% and 48% more than non-gated proper…

  • The Demise of the Rent-controlled Public Housing Programmes of Ghana

    Open Access•Paul K Asabere, Paul Asabere•ARTICLE•Urban Studies•2007•Citada por: 2•Referências: 16

In 1952, a new town called Tema was created in Ghana. The master plan for Tema made provision for 19 planned communities, each having roughly 1500—2000 homes. About 6355 housing units are government-owned rental housing. The rental housing stock is the subject of this study. This paper reports an empirical study that shows that rent controls coupled with public management have caused investment values in the rental housing stock to disappear. For…

  • Public Policy and the Emergent African Land Tenure System

    Open Access•Paul K Asabere•ARTICLE•Journal of Black Studies•1994

Several economists have questioned the existence of land markets in African economies. As a U.N. publication (1973) states,' is paradoxical to note that although most African countries have very low population densities and land speculation is intense, there exists practically no urban land market (p. 3). Such statements are understandable given that some have even questioned the usefulness of conventional economic theory in the analysis of resou…

  • Price Determinants of Foreclosed Urban Land

    Open Access•Paul K Asabere, Forrest E Huffman•ARTICLE•Urban Studies•1992•Citada por: 2•Referências: 8

Foreclosure proceedings are the primary cause of real-estate auction sales in the US. Given the added legal constraints and risk associated with foreclosure proceedings, it is an empirical question as to whether the resulting prices are a function of the usual underlying factors of physical characteristics, locational benefits and neighbourhood effects which motivate normal market sale pricing. Using a hedonic pricing model common in the analysis…

  • Some Factors Explaining Variations in Rents of Downtown Apartments for 49 Cities of the World

    Open Access•Paul K Asabere, Carl B McGowan et al.•ARTICLE•Urban Studies•1987•Referências: 7

There exists a substantial variation in apartment rents between cities of the world. Several factors must contribute to inter-city variations in rents. This paper presents an empirical identification and measurement of some of the relevant factors explaining the variations in rents between a sample of forty-nine cities. The results of our empirical analysis show that the variables which explain inter-city variations in rents are: population size,…
