  • A comparison of green and conventional buildings in selected office nodes in Gauteng province, South Africa

Samuel Azasu, Anthony Owusu‐Ansah et al.•ARTICLE•African Geographical Review•2024

This study investigates the economic characteristics of green and conventional office buildings in selected nodes in Gauteng Province in South Africa. We estimated the gross rent, net rent and operating cost per square meter elasticities using hedonic regression models. Contrary to international research, which points to tenants willing to pay rent premiums and enjoy cost savings for green, compared to conventional buildings, our results show tha…

  • Examination of the dynamics of house prices in urban Ghana

    Anthony Owusu‐Ansah, Wilfred K Anim-Odame et al.•ARTICLE•African Geographical Review•2021

The paper examines the main macroeconomic determinants of house price movements in Accra, the capital of Ghana using the VECM. The results show that the main drivers of price movements in the housing market in Accra are GDP growth, unemployment and interest rates, and there is no long-term relationship between these significant variables and house prices in the country. Any short-term disequilibrium is not able to correct itself over the long-ter…

Gated communities have become part of a global lifestyle for most residents. The study extends the literature on this global phenomenon by investigating the impact of gated developments on property values and rents using Accra, Ghana, as our study area. Applying a propensity-score matching technique to 2620 housing transactions and 811 rental units, our results reveal that houses in gated communities sell at 42% and 48% more than non-gated proper…

  • Public choice theory and rental housing

    Anthony Owusu-Ansah, Anthony Owusu‐Ansah et al.•ARTICLE•Housing Studies•2018•Citada por: 6•Referências: 53

This paper extends both the literature on rental housing in Ghana and the global literature on the critique of public choice analyses in terms of focus, methods and positioning. It argues that, contrary to the assumption that all housing policy changes are driven by internal national processes, in the case of Ghana at least, neither tenants (through their use of their greater numbers) nor landlords (through the use of their stronger financial and…

As part of the requirements for the award of degrees in higher education institutions, students at undergraduate and postgraduate levels normally carry out research, which they report in the form of dissertations or theses.
