Towards a Geography of Maintenance Work

This paper is concerned with the routines of concierge workers in a multi-storey housing estate: Red Road, Glasgow. Adopting a praxiological perspective, the paper focuses specifically on the work executed by concierges when they engage in an activity they describe as 'block checks'. The block check comprises a systematic walk up and down the multi-storey block using lifts and stairs. As concierges swing down from one floor to the next, they monitor and assess the building, co-ordinate their route and carry out minor maintenance work. Drawing on ethnography and consensual video-tracking of the concierge personnel, the paper documents the architecturally sensitive and socially organised features of the block-check routine. Bringing such routines into view works against the static descriptions of architecture that can be found in many housing studies or literature on urban form. It is in and through the block-check routine that the high-rise gains momentum as a living building. The living building is both a function of the problems that the concierges encounter in their work routine, and of the practical ad hoc problem-solving solutions they adopt. Cet article est concerné par les routines des travailleurs concierges dans un lotissement de plusieurs étages: Red Road, Glasgow. En adoptant une perspective praxéologique, l'article met spécifiquement la lumière sur le travail effectué par des concierges quand ils s'engageant dans une activité qu'ils qualifient de 'block checks' ('contrôle de résidence'). Le 'block check' se compose d'une marche systématique de bas en haut du lotissement de plusieurs étages en utilisant des ascenseurs et des escaliers. Pendant que les concierges se passent d'un étage au suivant, ils surveillent et évaluent le bâtiment, organisent leur route et mettent en œuvre des travaux d'entretiens mineurs. En utilisant l'ethnographie et le tracking vidéo consensuel du personnel concierge, l'article décrit les caractéristiques architecturalement sensibles et organisées socialement de la routine du 'block check'. Mettre de telles routines en relief travaille contre les descriptions statiques de l'architecture qu'on peut trouver dans plusieurs études du logement ou des littératures sur des formes urbaines. Il est dans et au travers de la routine du 'block check' que la tour gagne de la vitesse comme un bâtiment vivant. Le bâtiment vivant est une fonction des problèmes que les concierges rencontrent pendant leur routine du travail ainsi que des solutions pratiques et improvisées pour résoudre des problèmes qu'ils adoptent. Este artículo está interesado en las rutinas de porteros en una vivienda de edificios residenciales: Red Road, Glasgow. Adoptando una perspectiva praxiológica, el estudio se enfoca específicamente en el trabajo hecho por los porteros cuando se hacen una actividad llamado 'cheque de bloque'. El cheque de bloque constituye de un corrido para arriba y abajo los edificios (bloques) utilizando ascensores y escaleras. Mientras los porteros bajarse de un piso al otro, se observan y valoran el edificio, coordinan su ruta y hacen trabajos de mantenimiento. Utilizando etnografía y rastreo de video consensual de los porteros, el artículo se documenta las características arquitectónicamente sensitiva y socialmente organizadas de la rutina del cheque de bloque. Revelando estas rutinas contrarresta las descripciones estáticas de arquitectura que se encuentran en varios estudios de viviendas o literatura en la forma urbana. Al dentro y a través la rutina del cheque de bloque que un edificio-torre se cobra su velocidad como un edificio vivo. El edificio vivo es ambos una función de los problemas que los porteros se encuentran en su rutina de trabajo, y de las soluciones prácticas que se adoptan.
