Between historical seeds and future needs – addressing silver economy in Israeli kibbutzim
The Kibbutz, an iconic element of Israeli culture with deep historical roots, plays a vital role in the nation's narrative. With the global shift towards an ageing population, the significance of the silver economy, emphasising the economic role and potential of the elderly, has risen to the forefront. The study's main aim is to explore and understand the dynamics of the silver economy within the unique collaborative setting of Israeli kibbutzim.…
Public land leases, reforms and (in)stability of municipal revenues in Poland – The case of Poznan city
The stability of municipal revenues is crucial for long-term socio-economic planning at the city level. This paper presents the impact of changes in legal regulations mandating the transformation of perpetual usufruct into ownership on preferential terms. Using micro-level information on transactions and plots handed over in perpetual usufruct for single-family housing, we determined potential losses in the City of Poznan caused by the new regula…
Discovering the determinants of house prices dynamics in Poland using Bayesian model averaging
We examine the price drivers in 18 capital housing markets in Poland from 2004 to 2021. Using the Bayesian Model Averaging method, we discovered that some financial elements explain house price changes more consistently than conventional economic and demographic variables. The dynamics of house prices in most cities were defined explicitly by financial factors – mortgage market activity, mortgage interest rate, and terms and conditions of grantin…

Do local governments follow their neighbours’ tax strategies? Tax mimicking amongst Polish municipalities
The influence of architecture on real estate market value: A methodological framework
The built environment takes a core position between architectural professionals, economists, geographers, and other fields. The object of this research is the mechanism of value transfers between architectural objects and their market value. Architecture is the art and science of designing space from the macro level of urban planning, urban design, and landscape architecture to the micro level of construction details and, sometimes, furniture. Ar…
The effect of perpetual usufruct on single-family houses in Poznań
The paper explores the influence of the perpetual usufruct (a form of owning the ground similar to a long-term lease in Poland) on house prices in Pozna. The research is based on a data set of 1074 geo-coded single-family houses transactions for the years 2010 to 2015. In this research, the hedonic method was used in Ordinary Least Squares (OLS), Weighted Least Squares (WLS) and Median Quantile Regression (Median QR) models. We found substantial …
Seniors' revealed preferences in the housing market in Poznań
Demographic changes, manifested in the ageing of society are one of the significant challenges of contemporary Europe. As senior citizens will represent the increasingly large part of the society, it seems necessary to look more broadly at the needs of this group. What is one of the fundamental needs of every human being is the need of accommodation. The existing body of literature does not provide a sufficient number of studies of seniors' housi…
Changes in land use structure in suburban zones in Poland after the 90
Suburbanisation is currently an essential characteristic of urban development in big European cities and their peripheral zones, both in the so called "Old Europe" and in most big cities in post-Communist countries. Suburbanisation is re ected mainly in changes within land use, intensi cation of development outside the city borders (especially along exit roads), and increased commuting. Land use structure is the outcome of decisions of bodies res…
Communes’ Revenues From Leasing Rights to Use Municipal Properties
Properties are one of the components of communal assets, and as such they play various roles in the local government's tasks. Property management types are therefore dependent on the classification of properties according to the functions they serve. The aim of the study is to present the reasons for choosing certain forms of municipal property management. Furthermore, the author seeks to describe communes' revenues from sublicensing the rights t…
Sources of Municipal Incomes in Poland – Current State
Own incomes, especially taxes and local charges play the crucial role in a local budget system. By existing regulations local tax revenues are diversified depending on type of municipality, economic basis, local tax policy and other circumstances. District councils have the right to set tax and local charges levels or to introduce tax deductions or tax exemptions. The subject of this study is to analyse local governments' incomes with particular …
The Application of Income Approach in Property Valuation in Poland
The income approach is mainly applied in calculating market value of properties, which earn or might earn income. The approach may also turn useful in the process of estimating the non-market value of a property (e.g. mortgage lending value). Calculating market value with the application of the subject approach means estimating the market value of the right to receive infinite income flows. However, the correctness of calculations depend on the c…
